WORK OBJECTIVE: Under the direction of the Manager, Bus Equipment and Maintenance, plans, organizes, develops, and directs overall operation of the Building Maintenance Workgroup within the Bus Maintenance Department.
ESSENTIAL FUNCTIONS: The list of essential functions, as outlined herein, is intended to be representative of the tasks performed within this classification. It is not necessarily descriptive of any one position in the class. The omission of an essential function does not preclude management from assigning duties not listed herein if such duties are a logical assignment to the position. • Directs 17 Metro staff members in building and ground maintenance of all bus facilities, including three garages, bus shops, six transit centers and twelve bus loops. • Maintains the interior and exterior of all buildings and grounds, in all seasons, provides 24-hours coverage for facilities, maintenance systems and equipment including maintaining the bus stop signs. • Develops, evaluates and maintains a computerized preventive maintenance system, prepares maintenance work schedules, ensures conformance to maintenance policies and procedures and confirms, and manages outside contractors for technical and contractual compliance. • Conducts assessment of facilities to identify needed upgrades, improvements and repairs. • Participates in the selection of and managing of work of consultants and contractors. • Provides fiscal management to ensure proper utilization of financial resources. • Assists Manager with operating and capital budgets for facilities and systems. • Develop formal and informal bid specifications for procurement of parts and equipment. • Ensures the safety and comfort of all employees, customers and visitors. • Develops job related knowledge, skills and abilities. • Performs additional duties as required.
KNOWLEDGE, SKILLS and ABILITIES: Must possess working knowledge in operation and maintenance of facility management services, building codes, NEC electrical code, safety and fire regulations including OSHA/PESH Regulation, NFPA Codes, and union contracts; leadership ability and team building skills to effectively supervise professional and non-professional staff and interact with all levels of management; strong verbal and written communication skills; well-developed problem solving skills and the ability to develop conceptual alternatives; ability to seek out new methods and principles and willingness to incorporate them into existing maintenance practices; ability to plan, organize, develop, implement and interpret programs, goals, objectives and procedures for facilities; ability to operate a personal computer.
PHYSICAL REQUIREMENTS: Tasks involve the ability to exert light/heavy physical effort in sedentary to light/heavy work, but which may involve some lifting, carrying, pushing and/or pulling of objects and materials of light/heavy weight (5-50 pounds).
ENVIRONMENTAL REQUIREMENTS: Work is performed in usual office conditions and in bus maintenance areas with typical physical demands and exposure to disagreeable environmental factors.
MINIMUM QUALIFICATIONS: Must possess an Associate’s Degree in Electrical or Mechanical Technology, plus seven (7) years of relevant transit experience or an equivalent combination of experience and education; three years of supervisory experience in hiring, motivating, training, appraising and directing staff is preferred.
