Catskill Housing Authority Maintenance Mechanic in Catskill, New York

GENERAL STATEMENT OF DUTIES: Perform routine building and grounds maintenance tasks; does related work as required and is directly responsible to the Executive Director.

DISTINGUISHING FEATURES OF THE POSITION: This is routine manual work involving the maintenance of buildings, grounds and equipment for the Housing Authority.

DUTIES/WORK include but not limited to:
-Responsible for the operation and maintenance of all mechanical and electrical equipment, plumbing, grounds, and all other physical components of CHA.
-Keep all CHA equipment in the best possible operating condition that will satisfy the administration, boiler inspectors, HUD and all other regulatory agencies.
-Daily inspection, with follow up as necessary, of all common areas.
-Provide prompt and proper attention to all resident work order requests, maintain records of the work performed and materials used and Apartment inspections.
-Perform all tasks for unit turn-around from move-out through move in.
-Maintain inventory of materials and supplies for maintenance purposes and requisition as necessary, through the Executive Director.
-Maintain a preventive maintenance schedule for CHA.
-Provide all grounds maintenance to include the removal of litter, mowing of grass, trimming of shrubs sweeping of walks and parking lots, snow removal.
-Make minor plumbing, carpentry, masonry and electrical repairs.
-Clear snow and ice from parking lots and walks.
-Maintain low-pressure, hydronic boiler system duel fuel and related piping and mechanics.
-Painting and taping surface repairs.
-Knowledge of appliance operations, gas ranges, refrigerators, washers and dryers.
-VCT installations and repairs including subfloor and underlayment repairs.
-Understanding of key systems and locks; Mow lawns, trim shrubs and trees.
-Janitorial work including clean and maintain all Housing Authority common areas such as office, community room, laundry, shop, storerooms etc.
-Perform a variety of building and grounds tasks, assisting in general maintenance requirements of the -Authority and related work as required.

-Knowledge of general maintenance and repair.
-Ability to accept responsibility and follow written and oral directions.
-Willingness to learn and use new procedures and methods.
-Good moral character; dependable; present a neat and clean appearance and be in good physical condition.
-NYS Drivers License; subject to random drug testing.
-Operate equipment: snowplow, blower, mowers, trimmers, saws, hand tools, etc;
-Understanding of drawings, blueprints and coordinate completed work by contractors and subcontractors;
-Must be able to assign tasks for other maintenance workers (Summer Youth, CWEP, community service);
-General understanding of all construction trades;

Minimum 5 years in building or maintenance trade or a related commercial plant management operation. High School diploma or GED or better required.

Works total of 40 hours per week and is on-call 24 hours per day to respond to after hour emergencies.
