Maintenance Assistant Job DecsriptionTitle: Maintenance Assistant Reports to: Building SuperintendentJob Description: This non-exempt employee will ensure a safe and secure building 24 hours a day by following the NYS Health Department, local and town ordinance codes and regulations, as well as policy and procedures governing Ashton Place. Performs repairs and preventive maintenance on mechanical and electrical equipment within the apartment’s and throughout the facility.Responsibilities/Duties:Building Maintenance/Security:1. Maintain the building and grounds upkeep for safety and general appearances.2. Complete work orders as written in the Maintenance Logbook on a daily basis. Sign off on work completed.3. Receive and answer routine repair requests and emergency service requests in a timely manner.4. Communicate with the Enriched Housing Program Case Manager and/or Personal Care Assistants as per policies and as appropriate to report Enriched Housing Program resident concerns or questions.5. Communicate with the Resident Service Coordinator as per policies and as appropriate to report Independent and Active resident concerns or questions.6. Conduct regular scheduled preventive maintenance on various parts of the mechanical/electrical equipment as assigned.7. Prepare apartments for occupancy as instructed, in a timely manner based on move-in dates and communicate any apartment issues to the Building Superintendent.8. Seasonal grounds maintenance: • Landscaping (cutting/trimming grass; weeding flowerbeds; watering and planting flowers; edging, hedge and tree trimming, etc.) • Snow removal and salting of sidewalks and parking areas.9. Conduct security rounds on a daily basis. (Check and lock/unlock designated exterior doors; includes kitchen door exterior dining room doors, and exterior maintenance door, library door, turn off common area lights, Check kitchen and dining room area).10. Call 911 when the safety and security of the residents and or the building is at risk (i.e. suspicious activity, violence or threats toward staff, family, residents, destruction of property). The Director should be called as well.11. Collect resident trash/recyclables from the collection areas and take the trash to the dumpsters when on duty.12. Cover the Transportation and building duties of the driver when advised.13. May be exposed to hazardous materials/chemicals in this work environment.14. Perform other duties as assigned.Preventive Maintenance and testing:1. Assist with scheduled preventive maintenance of equipment such as vents, filters, coils and fire extinguishers, security system, HVAC, etc. as assigned by Building Superintendent.2. Work with contractor on the testing of all fire panel controls. • Sprinkler system • Smoke/Heat/CO Detectors • Personal Emergency Response System • Emergency Hall Lights and Exit SignsOn-Call:1. Responsible for building safety, resident security and emergency on-call on the weekends, Saturday - Sunday, and fill-in for Building Superintendents’ time-off or vacation time.Painting/Drywall/Carpentry/Repairs:1. Paint the apartments following every move-out and more frequently as deemed necessary by Building Superintendent.2. Paint the common areas, lobby, doors, offices, public rest rooms, hallways, kitchen, etc. as deemed necessary by the Building Superintendent.3. Drywall plaster patchwork.4. Special projects throughout the facility as assigned.Plumbing:1. Fix simple plumbing leaks; replace washers in faucets, repair toilets or other routine plumbing repairs.Safety:1. Ensure that the safety of the residents, staff, and the general public is maintained. I.e.: Morning and daily snow and ice removal on sidewalks, parking lot salted as needed, no trip hazards, and the monitoring of safety compliance of vendors working in the building.2. Ensure that all safety standards meet or exceed the state and local regulations/codes.3. Follow all safety procedures/protocols before, during and after performing duties to ensure safety of the residents, staff, visitors and self.4. Maintain a neat and orderly office, storeroom, maintenance room to ensure supplies and equipment are in a safe and accessible manner.Confidentiality/Customer Service:1. Ensure integrity and privacy of the resident’s information and personal belongings.2. Ensure personnel and Ashton Place privacy of information, paperwork, and property.3. Ensure that commitments to customers are met: follows up on requests and communicates with customers in a respectful and timely manner.4. Generate confidence that customer’s needs are important, taken seriously and are given the highest priority.5. Deal courteously with residents, family members, and visitors always maintaining dignity and respect during each and every interaction.6. Assist and cooperate with employees, supervisors, vendors, and the public.Quality:1. Participate in continuous quality assurance and improvement plans.2. Incorporate effective and efficient approaches to completing tasks/assignments.3. Recognize and communicate quality problems to the Director.4. Continuously look for ways to improve the work process & communicates with Building Superintendent.Education & Qualifications:1. High School diploma or equivalency.2. Valid NYS driver’s license in good standing.3. Previous experience working in a senior living community, health care related facility or apartment dwelling helpful.4. Understanding of mechanical, HVAC, plumbing and overall facilities management necessary.Job requirements and work conditions:1. Ability to interact and communicate with the residents, staff, family/friends, visitors and public in a in a professional and socially acceptable manner.2. Ability to lift up to 50 pounds.3. Repetitive sitting, standing, bending, pushing, pulling, reaching and walking.4. Indoor work conditions consist of a clean, well-lit, well-ventilated working environment in controlled temperatures. Outside work conditions may consist of high heat and humidity and cold and icy elements of weather while performing job duties.5. Ability to shovel snow, operate a snow blower and lawn mower (push and/or rider mower).6. Ability to climb a ladder, paint, operate a rug shampooer, collect and take garbage out of the recycle rooms to the dumpster.7. Ability to read and understand small print directions as they may relate to operating machinery, equipment and any other instructional manual.Level of Supervision: Reports to Building Superintendent. Work is performed independently with the oversight of the Bldg. Superintendent. No supervision of staff.Employers Disclaimer:1.
