Related Management Company Commercial Building Superintendent in Long Island City, New York
Schedules and performs and/or supervises maintenance on all site equipment based on operating manuals and the manufacturer's recommendations. Site equipment for which preventative maintenance schedules is implemented includes, but is not limited to: boilers, HVAC units, hot water heaters, etc.
Schedules and accompanies outside contractors, or assigns other staff members to accompany them on their rounds on site
Prepares written schedules for periodic property inspections including those that occur on a daily, weekly, monthly, semi-annual and annual basis.
Maintains up-to-date information regarding water and gas meter cut-offs,
Establishes a schedule for and participates in standby emergency coverage for evenings, weekends and holidays.
Reviews the premises regularly to ensure compliance with all fire and safety codes, regulations and to make precautionary repairs, etc. where risks begin to appear
Is the main point of contract for Tenant communication involving day to day building operations.
Supervise an Assistant Super and Building Porter
Work in conjunction with the Senior Building Manager or Assistant Property Manager to address immediate problems at hand
Multi site commercial superintendent the First Commercial building is: 130,00 square foot located in the heart of Hunters point neighbor of Long Island City the Second Commercial building is 7 story 220,000 square foot, former warehouse building locate also in the Hunter's Point Neighborhood.
Location: Long Island City, NY (Two Site Location)
Pay rate: $33.00 p/h - $35.00 p/h

Previous maintenance experience in various maintenance areas including: plumbing, electrical, carpentry, painting, and general building operations
Good organizational and planning skills.
Good communication and interpersonal skills.
Must be service oriented.
General computer knowledge of Microsoft Word and Excel.
Specific licenses and/or certifications may be required (i.e. S12 & S13, EAP FLSD Certificate)
Work Environment and Physical Demands
Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat
May be exposed to high places, toxic or caustic chemicals, risk of electrical shock, and loud noises
Vision requirements include both close range and long distance vision
Must be able to lift up to 50lbs and be on feet for extended periods of time during an 8 hour shift
Must be able to climb ladders and crawl into confined spaces
Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing
Must be able to use hands to grip power and hand tools

The Commercial Building Superintendent is responsible, under the direction of the Senior General Manager/ Property Manager/Project Manager, for the overall maintenance & mechanical functions of the site and keeps the corporate office fully informed of the site's status. Additionally, the Maintenance Superintendent performs all duties in compliance with company policies and procedures, and NYC Building codes.
