Corporate Title: Vice President Functional Title: Real Estate Fund Investment DirectorDepartment: Alternatives, Real Asset Investments Reports To: Head of Real Asset Investments Overtime Eligible (Y/N):N Position Summary Nippon Life Global Investors Americas (NLGIA) is seeking a Vice President, Director to manage investments for its rapidly expanding U.S. real estate portfolio. The ideal candidate will have a solid understanding of real estate, including knowledge across sectors and risk levels, and significant experience selecting, underwriting, and monitoring commingled funds in North America. An established network of relationships with managers is preferred. The position is based in New York. NLGIA is an investment management subsidiary of Nippon Life Insurance Company in Japan focused on managing foreign investments for the general account. Nippon Life Insurance Company is one of the largest insurance companies globally. Essential Duties/Function: •Lead sourcing and diligence of fund investments that fit the strategic goals of Nippon Life for an actively growing real estate portfolio.•Actively engage network of relationships to seek out best-in-class investment managers and explore new investment trends. •Perform comprehensive due diligence on investment opportunities, including review of strategy, structure, manager capabilities, track record analysis and investment specific risks. •Conduct meetings and/or site visits to meet with members across each manager’s platform and tour representative assets for the proposed opportunity, as required.•Prepare detailed investment memorandum utilizing results of due diligence process, meetings/site visits, investor strategic goals and market knowledge.•Present investment recommendations to global investment committee. •Liaise with external legal and tax counsel to negotiate protective and preferential terms for new and existing investments as well as ad hoc matters that arise during normal course of investment life cycle, including European real estate investments as well.•Communicate with a global team in the fund selection and portfolio construction process, considering points of view and engaging in open dialogue.•Monitor the existing portfolio through quarterly reviews of investments, regular meetings with managers, investment announcements and ad hoc requests from the parent company. •Support implementation of ESG initiatives and measurement across portfolio.•Collaborate with the team on reporting to the firm and parent company, including quarterly reporting, investment activities, and market updates.•Attend investment conferences and seminars to promote company awareness and involvement in the industry.•Incorporate operations team and global service providers in managing investment related activities. •Oversee and mentor junior team members, as applicable; participate in team member hiring process.•Miscellaneous duties as assigned. Experience/Qualifications: •7+ years of relevant experience in real estate, preferably at an institutional investor (including insurance company, pension fund, endowment, foundation, SWF or family office), investment consultant, investment manager, or private equity real estate firm. •Strong academic background including Bachelor's degree, preferably in Business/Economics related field. MBA and/or CFA designation is preferred.•Impeccable professional manner when interacting directly in-person with senior members of investment community. •Ability to travel domestically, as necessary. More travel is likely needed during spring and fall conference seasons.•Strong command of MS Office software, including advanced Excel skills; proficiency with industry market research sources and database analytics is a plus. •Outstanding analytical, writing and verbal communication skills required; ability to assess quality of assets and feasibility of strategy.•Understanding of broader Real Asset Investments, including infrastructure and/or agriculture asset classes, is beneficial but not required.•Experience working for international/global organizations is a plus. •Pro-active, highly detail-oriented, and able to excel in a collaborative global environment.•A flexible team player able to adapt to change. The expected annual base salary for this position ranges from $150,000-$185,000. It is not typical for offers to be made at or near the top of the range. Salary offers are based on a wide range of factors including relevant skills, training, experience, education, and, where applicable, certifications obtained. Market and organizational factors are also considered.
