Position Overview:
The part-time Maintenance/ Cleaner is responsible for performing all necessary tasks to maintain and improve the appearance, functioning, and operation of agency buildings, property and equipment of our permanent supportive housing unit at 543 North Pearl Street, Michael’s House. This individual will have knowledge of commonly-used concepts, practices, and safety procedures in the areas of plumbing, carpentry, painting, plastering, electrical, grounds keeping, and pest management. Assists with other duties as assigned.
Duties & Responsibilities include:
Performing general and extensive maintenance (cleaning, painting, repair work) of agency buildings and grounds:
Moving furnishings, supplies and equipment.
Picking up and delivering supplies and materials.
Making minor carpentry, electrical, mechanical and plumbing repairs.
Performing routine yard work, as well as seasonal.
Cleaning rooms, hallways, restrooms, offices and stairways.
Performing touch up, priming and finish painting.
Setting up and tearing down of chairs, tables and equipment as needed.
Using hand tools, power tools, gas-powered equipment and other equipment to make minor maintenance repairs, to maintain agency grounds and properties.
Responsible for maintenance of hand tools, power tools and gas-powered equipment.
Follows all applicable safety rules, practices and procedures.
Maintains a safe working environment by ensuring that all tools, materials and supplies are properly stored and kept out of reach of clients.
Additional position-related duties assigned by the Director of Buildings & Grounds.
Essential Functions:
Ability to complete tasks independently and in a timely manner.
Demonstrate ability to make decisions that are consistent with agency and program philosophy.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
Ability to apply a solid understanding of written or oral instructions to complete tasks.
Ability to frequently be required to sit; stand; walk; climb stairs; climb ladder; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop; bend; kneel; crouch; or crawl; lift and carry boxes, tools, equipment and materials; and talk; or hear. Specific vision abilities required include close vision, distance vision, color vision and depth perception.
Must be physically capable of the following:
Lifting, carrying and moving at least 70 pounds
Climbing ladders and stairs
Performing heavy duty work as assigned
Must be able to complete job duties while being exposed to moving mechanical parts, to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration.
Adjust schedule as necessary to meet emergency conditions affecting the agency (plumbing, electrical, snow removal, etc.). This includes the possibility of working evenings and weekends as necessary.
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence.
Ability to effectively present information in one-on-one and group situations to other employees of the organization.
Interacting with a culturally diverse and economically disadvantaged population, which includes a broad range of people with various developmental and functional levels, is an essential component of this position
Ability to create and maintain good professional relationships and to work collaboratively with other staff, personnel/service providers or professionals.
Position Specifications:
High School/GED equivalent is required; College preferred. Any combination of education, training, and experience which demonstrates the ability to perform the duties and responsibilities as described may be considered.
Significant knowledge in use and care of all tools and equipment used in performing duties.
Ability to respond to after hour emergency maintenance calls as needed.
Willingness to accept supervision and learn methods of performing maintenance tasks.
Must be willing and able to work in close proximity with the clients we serve.
Local travel is occasionally required for this role; therefore a current, Clean and Valid New York State Driver’s License(actively licensed for at least one year); and reliable transportation is required
Must be able to meet the minimum requirements of our agency’s insurance policy for authorized drivers; including, but not limited to the minimum age of 21 at time of hire.
