Job Description

Position Summary

The Asset Management Team, among the hospitality platform at Brookfield Properties, is seeking a highly self-motivated professional with strong specific direct sales and marketing experience in both a single hotel asset and multi-unit hotel environments. This position will join the Commercial Team focused on the direct sales and marketing performance of specifically assigned hotel assets. The objective is to increase the overall value of assigned assets through the collaboration with designated hotel and regional teams to uncover and help implement unrealized topline revenue opportunities among direct sales related market segments and channels. The ideal candidate must be well versed in hotel and regional sales, experienced in detailed analysis via key direct sales related tools, strategic sales deployment and overall revenue performance at the asset level. The role must ensure each hotel prepares and executes fully integrated marketing plans based on applicable booking windows by both market segments and distribution channels. Additionally, this individual will support each property in guiding third party agencies such as public relations firms, social media agencies, creative content agencies, etc.

Responsibilities

  • Develop and maintain comprehensive knowledge of assigned hotel assets and their competitive set through market research, available reporting and required team interaction

  • Proactive attendance of property Weekly Revenue Calls and Monthly Operating Reviews, provide feedback and track required follow up accordingly

  • Review and track weekly, monthly, quarterly and annual reporting for each property’s direct sales performance including market penetration in Group, Corporate Negotiated, Contract segments etc.

  • Proactively monitor hotel’s performance relative to market share, the approved annualized budget and provide guidance for recommendations (when appropriate) while supporting the designated Asset Manager

  • Ensure that each hotel has an action plan to achieve its revenue objectives for the Group, Business Transient, and Contract segments. Monitor and track performance for each of these segments.

  • Track performance and productivity by each property seller, group revenue opportunities, business transient accounts and all other direct sales related segments

  • Through the analysis from direct sales revenue and market share related tools, consistent monitoring of property’s progress to approved Commercial Action Plan

  • Optimize direct sales revenues by identifying quantifiable unrealized topline opportunities and ensure property team develops and executes plans to drive positive results

  • Maintain direct relationships with the regional and corporate level sales leadership among each brand and third party manager, for the benefit of the asset

  • Review each hotel’s annual marketing plan including marketing budget, and provide guidance to the Hotel Team to maximize the hotel’s awareness, ensure alignment with business plan revenues and ROI on marketing spend

  • Review each property’s 90-day marketing calendar to ensure brand alignment and that promotional messaging is line with targeted revenue objectives

  • Review of the content and distribution of hotel seasonal activations, programming and packages while providing feedback and guidance when necessary. Ensure that activations and programming align with the revenue objectives of the hotel.

  • Quarterly audit of each property’s digital and video assets and website content to optimize topline revenues

  • Create KPIs to enable monthly performance tracking of marketing initiatives across the portfolio

  • Track the effectiveness of hotel marketing activities on a monthly and quarterly basis

  • Assist in the selection of third party vendors and agencies including content creation companies, public relations firms, social media vendors etc.

Qualifications

  • Bachelor’s degree

  • Minimum of 15 years (collectively) of on property, regional and multi-unit hospitality direct sales experience

  • Experienced among branded and independent hotel environments

  • An expert in the analysis and application of data from Travelclick data portals such as Agency 360 and Demand 360, Cvent, Knowland Report, STR

  • Extensive knowledge of the structure of TMC’s, PCC’s and personal contacts within these organizations

  • Ability to analyze statistics in Group portals such as Cvent, HotelPlanner etc. to uncover new customer opportunities to increase the group funnel, optimize conversion and shift market share from competitors

  • Experienced in analyzing direct sales action plans to provide quantifiable feedback to achieve the agreed upon business plan

  • Skilled in identifying top performing direct sales talent

  • Extensive knowledge of new customer acquisition strategies and tactics across all direct sales segments

  • Experienced in the analysis of reporting formats among the larger hotel brands

  • A progressive and dynamic innovator among creative development and copywriting

  • Hospitality specific related experience is not a requirement, but, exceptional and forward-thinking creativity is a must

  • Ability to develop strong working relationships with hotel teams and collaborate to design and implement creative and effective marketing initiatives that drive revenues

  • Extensive experience in selecting and managing marketing related third party agencies such as creative firms, social media agencies, digital agencies, branding firms, etc

  • Skilled in data analysis, across a diverse array of available industry related tools, with the ability to develop strategies to optimize topline revenues

  • Ability to evaluate and critique holistic marketing plans and marketing budgets

  • Ability to apply and pull through brand approved guidelines among both independent and branded hotel environments to ensure brand aligned visual articulation, messaging and content

  • Self-motivated, detail oriented, well organized and results driven professional with the ability to learn new skills expeditiously

  • Ability to manage competing demands, multiple tasks and deadlines simultaneously

  • Strong, clear and concise written and verbal skills

  • Proficient in full suite of Microsoft Office products (Excel, Word, PowerPoint)

  • Proficient in the use of sales systems such Delphi, SalesForce, CITY etc.

  • Some travel will be required and will be partially remotely located

Compensation & Benefits

  • Salary Type: Exempt

  • Pay Frequency: Bi-weekly

  • Annual Base Salary Range: $125,000 - $175,000

  • Bonus Eligible

  • Medical & Pharmacy Coverage: Yes, under Brookfield Medical Plan
