Related Partners Regional Maintenance Manager (Residential Brooklyn, Bronx & Astoria) in New York, New York
Regional Maintenance Supervisor will perform different functions assigned by team leader. These tasks may involve sorting out various projects, assisting team members during project development through project closeout, recording scheduling and updating project files. Site monitoring when required. Vast array of projects.
Manage or support the change order process, by updating logs, and other related activities
Establish, monitor, communicate and maintain project schedules
Pro-actively identify issues that could lead to problems and facilitate solutions
Participate in managing activities that are related to project closeout to ensure timely completion
Assist with the evaluation of projects for constructibility and value-engineer cost savings
Run small projects without supervision within comfort level
Perform other related duties as assigned and assist staff as required / directed

Basic knowledge of project management practice
Minimum 3 to 5 years experience in the construction and or Construction management industry within NYC
Capable of managing multiple and potentially dissimilar tasks simultaneously
Extremely detail-oriented and highly organized
Capable of prioritizing incoming work items based on project status
Assist with the supervision of subcontractors in all stages of the construction
Perform on-site inspections of the various Subcontractors work to insure that the level of quality is being complied with.
Assist Project Manager in maintaining records of job changes, including change orders and purchase orders.
Able to work in a team environment
Knowledge of construction codes Beneficial
Knowledge of HPD/DOB/FDNY removal process beneficial
Knowledge of General Bldg Maintenance beneficial
Knowledge of Boilers and boiler controls beneficial
Ability to communicate with wide range of project participants – clients, project management, field, management, vendors, suppliers, etc
Knowledge in the use of computers and common software programs a must such as MS Word, Excel, Outlook and Adobe
Work Environment and Physical Demands
Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat
May be exposed to high places, toxic or caustic chemicals, risk of electrical shock, and loud noises
Vision requirements include both close range and long distance vision
Must be able to lift up to 50 lbs.
Must be able to climb ladders and crawl into confined spaces
Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing
Must be able to use hands to grip power and hand tools
