Description:

Mechanic - Sunnyview - Full Time Days

  • Basic understanding and minor skills like mechanical, plumbing, electrical, HVAC, carpentry, painting & patching, and ability to perform minor troubleshooting and perform fixes or repairs.

  • Having good understanding and knowledge of appropriate use of tools, choosing materials, parts, and their proper application.

  • Ability to understand, perform variety of inspections and appropriately documenting its results and escalating to appropriate level based on the criticality or deficiencies found.

  • Perform minor preventive maintenance tasks on systems and equipment.

  • Use of computer system and applications as they relate to communication, documentation, work order system, building management system and regulatory compliance and education.

  • Ability to perform & understand building rounds as they relate to security & safety, mechanical infrastructure, operations of the systems, basic understanding how they work and what’s is with in normal vs. abnormal functions and taking appropriate action.

  • Perform general tasks like cleaning mechanical spaces, HVAC systems filters replacements, duct, and grids cleaning, drains treatment, maintenance and cleaning, kitchen hood cleaning, plumbing fixtures water flushing, site grounds maintenance and cleanup etc.

  • Pool water chemistry testing and pool operation inspection and management including overall safety of the pool mechanical room.

  • Asset movement and relocation (beds, chairs, cabinets, and other items that require to be moved or relocated)

  • Able to work with minimal supervision, follow instructions and tasks to completion, make appropriate decisions, escalations, follow procedures and SOP’s as written. Good communications skills.

  • Assist with leaves, snow and ice ground treatment, debris cleanup and removal.

  • Initiative to learn and grow.

Mechanic I. In addition to Maintenance Worker tasks

  • Higher understanding and skills like mechanical, plumbing, electrical, HVAC, carpentry, painting & patching, and ability to troubleshoot and perform fixes or repairs.

  • More complex ability to troubleshoot and perform repairs. Perform systems preventive maintenance on mechanical, electrical, HVAC systems. Higher carpentry skillset to be able make repairs to millwork, surfaces, furniture etc.

  • Support Water Management Plan, Life Safety Plan, Critical Equipment Plan, and work directly or side by side with vendors.

  • Ability to understand regulations, execute critical tasks example, (running emergency generators) and be able to understand electrical infrastructure.

  • Support management team with emergency and planed system and equipment shutdowns (Electrical, Plumbing, Mechanical)

  • Pool Maintenance and Support

  • Fire System Support and Medical Gas Systems

  • Support junior members of the team and Manager.

  • Seasonal Snow and Ice treatment and plowing.

  • Assist with or run variety of projects etc.

Minimum Requirements:

At least 2 years of experience working in maintenance

High School graduate, or G.E.D.

Valid and clean NYS driver's license

Pay Range:$18.50 - $24.66

Pay is based on experience, skills, and education. Exempt positions under the Fair Labor Standards Act (FLSA) will be paid within the base salary equivalent of the stated hourly rates. The pay range may also vary within the stated range based on location.
