What this job involves:

Our Transaction Management team helps clients strategize, evaluate and execute real estate transactions to meet their business and occupancy needs. Our Senior Transaction Manager will manage and execute complex lease and/or capital transactions while fostering client relationships and business growth. S/He will be responsible for overseeing regular reporting, budgets, cash flow forecasts, memorandum documenting significant client issues and strategic planning. S/He will work primarily in a leadership role on complex projects. S/He Works independently or as part of a team; will supervise or manage the workload of Analysts and Analysts possibly other Transaction Managers. S/He will also work on and will be asked to direct special projects/assignments as needed. Our Transaction Manager will manage and work with professionals across a wide variety of disciplines and business units. Demonstrated experience in managing complex projects to successful outcomes is paramount. Ability to think strategically and act proactively. Creates strong client trust and confidence. Helps team foster growth of junior talent.

How your day will be spent and the value you’ll bring to the team/client:

  • 40-60% Transaction Support: Independently manages and executes complex, large and mid-size transactions with high level of proficiency and knowledge. Delivers measurable value by negotiating favourable economic and flexible lease terms for the client. Creates customized reports, dashboards and analytics specific to account. Complete a large number of transactions annually and independently execute lease and capital transactions. Actively monitor progress of assigned transactions as well as those of direct reports. Collect market data, review market reports, retain real estate broker partners nationally, oversee site selection and site evaluation, create requests for proposals (RFP’s), negotiate letters of intent, leases, purchase and sale agreements, and prepare approval packages for client to review. Develop occupancy cost saving strategies, develop and evaluate alternative occupancy solutions and financial structure and refine existing transaction processes and procedures. Review commission invoices for accuracy and progress of payment.

  • 20-40%- Manage Client Relationships: Work with clients to set business and real estate strategies and execute on those strategies. Provide advice on key client transaction. Lead regular client meetings and conference calls. Identify, develop and implement improvements to client transaction management process. Foster strong client relationships.

  • 20%- Revenue Growth: Helping the Account Director expand account services and participate in business development opportunities. Drive revenue and manage an account’s adjusted growth margin year-to-year. Identify opportunities to develop new business with Account Directors and other key stakeholders. Proactively manage, identify and present to client, unforeseen transaction opportunities.

  • 20%-Talent Management: Coaching and developing team members, including attracting and retaining top talent. Assist junior transaction team members with complicated transactions/financialanalysis/modelling.

  • Deliver the transaction processes and templates with client including: Transactions process flow, PIF Template, Cash flow model, Business case/approval documents, Close out documents

  • Coordinate local brokers in each market to execute transactions following the established process

  • US, LATAM and Canadian transactions

  • Ensure Market App updated weekly with latest status details

  • Prepare and Deliver Weekly WIP Reports using Market App / Weekly Regional WIP meetings

  • Contribute to Monthly Global Commission Tracking Report

  • Contribute to monthly global rebate pool tracking report

  • Review critical action dates on a regular basis

  • Raise POs and Invoices to client for commissions and rebates

  • BOV process/template, invoice client as appropriate for region

A Bachelor’s degree is required, Masters, MBA or other advanced degree is strongly preferred. 5-8 years of relevant work experience with at least 4-8 years as a Transaction Manager, CRE experience. Seasoned transaction management experience with proven skills in contract review and lease/purchase and sale negotiations. Experience working with corporate clients to achieve real estate objectives. Solid understanding of financial and accounting impacts. Strong, verbal and written communication and presentation skills. Excellent negotiating, analytical, communication, collaboration, organization/planning and process skills. Strong ability to interpret and communicate business intelligence/data analytics. Outstanding client service skills. Proven ability to manage a team. Coach and develop direct reports to reach full potential, lead a diverse team.
